Landlord register opens 15 December: every region's deadline
Registration on the government's new landlord register starts in the West Midlands on 15 December 2026 and reaches every English region by 14 November 2027. Here's your deadline and what it costs.
Every private landlord in England will have to register each rental property on the government's new database, under a service called Register Your Rental Property. It opens region by region, starting in the West Midlands on 15 December 2026. Each region gets three months to register.
Your deadline depends on where the property is, not where you live.

| East of England | 15 Jan 2027 | 14 Apr 2027 |
| East Midlands | 15 Feb 2027 | 14 May 2027 |
| South East | 15 Mar 2027 | 14 Jun 2027 |
| Yorkshire and the Humber | 15 Apr 2027 | 14 Jul 2027 |
| North West | 15 May 2027 | 14 Aug 2027 |
| North East | 15 Jun 2027 | 14 Sep 2027 |
| London | 15 Jul 2027 | 14 Oct 2027 |
| South West | 15 Aug 2027 | 14 Nov 2027 |
What it costs
The fee is £65 per property, every year. A landlord with four properties pays £260 a year. You can register early, from 15 December, in any region; the fee is pro-rated so registering early doesn't cost more.
What happens if you don't register
After your region's deadline, councils can fine landlords up to £7,000 for a breach, including advertising a property without an active entry. A court can't make a possession order for most grounds unless the landlord and the property are both actively registered.
What to do this week
- Set up a GOV.UK One Login if you don't have one. You'll sign in to the register with it.
- Gather, for each property: the latest gas safety record and its date, the electrical report (EICR) and its expiry date, the EPC, the rent amount, and any licence numbers.
- Check your exact window with our deadline checker.
